Royal Palm South Beach completes exhaustive, $100M renovation

Royal Palm South Beach, the first property in Marriott’s Tribute Portfolio, has reopened following a transformation exceeding $100 million. The hotel is located at 1545 Collins Avenue in the Art Deco District, near Lincoln Road. It was originally built in 1939.

“As Royal Palm reopens, it represents more than a transformation. It is a cultural return of one of South Beach’s defining landmarks,” said Royston Brady, general manager of Royal Palm South Beach. “What makes this moment significant is that we are not only preserving its legacy but actively shaping how a new generation will experience the destination.”

The hotel is owned by Park Hotels and Resorts and managed by Pivot. It features 404 redesigned guestrooms and suites across three towers—the East, West and Lanai—rising 17 stories. Room types include Classic Kings, Oceanfront Kings, Bungalow Suites and two-bedroom suites. The property also includes a private pool, direct beach access, 18,000 square feet of meeting and event space and a 24-hour fitness center.

The redesign was led by EoA Group, based in Coral Gables. The renovation preserves the original Terrazzo lobby flooring’s compass rose and the original green glass reception desk, now used as the Compass Rose Coffee Counter. Design influences include South Beach Art Deco, Wynwood and Little Havana.

The hotel includes four food and beverage concepts: The Paloma Club, a poolside restaurant serving coastal Latin cuisine; Compass Rose, a Cuban-inspired coffee counter; Mixed Company, a rum-forward lobby bar with Asian-inspired small plates; and Cositas, an all-day market with grab-and-go items and local retail. The culinary program is led by Chef Adrian Colameco, who has more than 20 years of experience across Forbes Five-Star properties.

The property offers seven meeting rooms, a ballroom and two outdoor venues with retractable awnings and hosts weddings and destination events with in-house AV support.
