Placemakr, the flexible-use hospitality and multifamily operator, has expanded its presence in Texas and added four properties to its portfolio. With these new additions, Placemakr now has more than 800 units across the state.
The properties recently added to Placemakr’s collection include Placemakr Downtown Austin. Formerly known as 3Waller, the 259-unit property is located in downtown Austin and is Placemakr’s 69th acquisition.
CBRE advised Placemakr on its acquisition, while JLL represented the seller, Transwestern Development Co.
Placemakr Downtown Austin will be part of the company’s core collection of apartment-style hotels, catering to both short-term as well as extended-stay guests. Located close to the Convention Center, the hotel features fully furnished studio, one- and two-bedroom units. Amenities at the hotel include an outdoor swimming pool, guest lounge, a terrace on the fourth floor, gym, co-working space and a communal kitchen with dining and entertainment spaces.

The expansion also marks the opening of Placemakr’s first small property, comprising 24 units, as part of its new brand concept – Hosted by Placemakr.
Hosted by Placemakr consists of a portfolio of hotels which have less than 75 units per property, offering convenient tech experience and round-the-clock virtual support. The brand will debut with Littlefield Lofts, Hosted by Placemakr located in downtown Austin, overlooking the 6th Street.
Placemakr will also manage its first two exclusively residential properties in San Antonio. The ‘68 and 1221 Broadway join Placemak’s San Antonio portfolio, which also includes The Maverick, Powered by Placemakr, an apartment-style hotel.
Besides the additions in Texas, Placemakr launched a new hospitality living property in Washington, D.C. in March. The company collaborated with MMg Development to open the 62-unit, six story Placemakr NoMa in the NoMa neighborhood.
The hospitality company in December 2023 expanded its international operations and appointed its first ever COO, Ryan Rickabaugh, who joined Placemakr as SVP of operations in 2022.
