Luxury hotels, strong development activity lead Hyatt’s Q3 growth

Hyatt Hotels Corporation has unveiled its third-quarter 2026 results. Comparable system-wide hotels RevPAR rose 7.2% from the third quarter of 2025, and gross fees increased 15.2% to $327 million.

Luxury led RevPAR growth in the quarter. Leisure transient and group RevPAR both increased, while business transient RevPAR rose in the low single digits. In the U.S., RevPAR grew 8.2%, helped in part by the FIFA World Cup and the timing of the Jewish holidays.

Results were mixed in some areas. Net Package RevPAR for all-inclusive resorts fell 2.5%, mainly because of lower demand for travel to certain destinations in Mexico. Growth in the Caribbean and Europe partly offset the decline. Distribution segment adjusted EBITDA also declined, primarily due to temporary factors including hotel closures in Jamaica related to Hurricane Melissa and lower demand in Mexico. Owned and leased segment Adjusted EBITDA declined 1% after adjusting for 2025 asset sales.

Base management fees, incentive management fees and franchise and other fees all increased. Adjusted EBITDA for the quarter was $295 million, up 6.2% from the same period last year.

“Our strong third quarter results, including 15% growth in gross fees, reinforce the strength of Hyatt’s differentiated brands, growing commercial platform, and asset-light business model,” said Mark Hoplamazian, chairman, president and chief executive officer. “Continued momentum across our business, a record development pipeline, and growing engagement among World of Hyatt members reflect increasing preference for our brands among guests, owners and developers. We believe these competitive advantages position us to drive quality growth, durable fee earnings, increasing free cash flow, and long-term shareholder value.”

Hyatt opened 3,808 rooms during the quarter. Openings included Hyatt Vivid Punta Cana, the brand’s debut in the Dominican Republic; Beldersoy Resort and SPA, the first Destination by Hyatt property in Uzbekistan; and Thompson Seville. The pipeline of executed management or franchise contracts stood at about 158,000 rooms, up 12.1% from a year earlier.

For full-year 2026, Hyatt projects comparable system-wide hotels RevPAR growth of 5.0% to 5.5% and net rooms growth of about 6%. It expects adjusted EBITDA of $1,170 million to $1,200 million and has raised its projected capital returns to shareholders to between $375 million and $425 million.
