Kerzner announces big mixed-use development in Montana

The great outdoors is evidently where travelers want to be in a COVID-informed world and where prominent hospitality developers are seeking opportunities. On Wednesday, Kerzner International Holdings and Lone Mountain Land Company (LMLC) made an announcement that plays right into that trend with plans to develop a resort hotel and high-priced residences staring at US$8.45 million in remote Big Sky, Montana.

Being developed by both Kerzner and LMLC, One&Only Moonlight Basin in Big Sky, Montana will open in 2024, marking Kerzner’s first resort and private homes in the U.S. The alpine resort is located between the Lone Peak and the Spanish Peaks with access to Big Sky’s ski slopes and will be designed by architect Olson Kundig.

HOTELS has reached out to Kerzner CEO Philippe Zuber for more details on the deal and the role the Dubai-based hotel company will play and found out Kerzner is putting equity into the deal with LMLC and One&Only will operate the resort and private homes. No development price was revealed and ADR won’t be announced until reservations open in summer 2023. We expect to receive more insight from Zuber later this week and will follow up with another story about this big deal.

One&Only Moonlight Basin will include 73 guest rooms and suites in the main lodge, 19 secluded villas throughout the resort, a separate ski lodge, and a Chenot Spa. It will include state-of-the-art facilities for fitness, wellness, art and cooking.

One&Only Private Homes will offer 62 private residences throughout the landscape, ranging in size from 3,670 square feet to 4,428 square feet for five-bedroom homes, to 5,751 square feet for six-bedroom homes. Plans include two- and three-storey options. The free-standing Olson Kundig-designed homes will offer a contemporary design, complete with glass walls to showcase Big Sky mountain ranges.

One&Only private homeowners will have access to the network of brand privileges around the world, ranging from exclusive events and priority bookings to preferential rates and special savings.Guests and residents will have access to over 5,800 skiable acres, mountain golf courses, and outdoor opportunities that include hiking, mountain biking, horseback riding, fly fishing, snowshoeing, dogsledding and snowmobiling. The property, which will respect the terrain and have minimal impact to the location’s ecosystem during development, is less than an hour’s drive from Bozeman Yellowstone International Airport and an hour from Yellowstone National Park.

LMLC was formed in 2014 by CrossHarbor Capital Partners to manage the planning, entitlement, building, marketing, operations, and the sale of premier real estate in and around Big Sky, Montana, which is in the heart of a 3-million-acre national forest and is ultimately joined with the 20 million-acre Greater Yellowstone Ecosystem.
