Viceroy Hotels & Residences has announced the appointment of Nicholas Untermann as general manager of Viceroy Park Avenue, the brand’s upcoming New York City flagship, set to open in February 2027. Bringing more than 15 years of experience in luxury hospitality, Untermann joins the pre-opening team as the hotel prepares to welcome guests to Manhattan’s NoMad neighborhood.
Located at the corner of Park Avenue South and 29th Street, the 252-room property will feature guestrooms and suites designed by Meyer Davis Studio, destination dining in partnership with Tao Group Hospitality, more than 15,000 square feet of event space, a rooftop pool and loung, and wellness offerings including a dedicated spa, fitness center and 2,100-square-foot Wellness Penthouse.
“Nicholas brings the combination of operational depth, luxury expertise and team mentorship that is critical when opening a flagship of this significance,” said Arash Azarbarzin, CEO at Viceroy Hotels & Residences. “As we introduce Viceroy to New York, his leadership will be instrumental in creating a destination that feels distinctly Viceroy while meeting the expectations of one of the world’s most discerning markets.”
Untermann joins Viceroy Park Avenue from Terranea Resort in Rancho Palos Verdes, Calif., where he most recently served as general manager. He joined Terranea as resort manager in 2023 and was promoted to general manager in 2025. Prior to Terranea, Untermann held key positions at several hotels and resorts in California, including Beverly Wilshire, A Four Seasons Hotel in Beverly Hills, Beach Village at The Del, L’Auberge Del Mar, and Ojai Valley Inn.
“Opening Viceroy Park Avenue is an extraordinary opportunity to build a hotel and a team from the ground up in one of the world’s great hospitality cities,” said Untermann. “My focus will be on creating a culture of exceptional, intuitive service and an experience that connects guests to the energy and heartbeat of New York City. I look forward to building a destination that guests return to and New Yorkers consider part of their neighborhood.”
Raised in a family of hoteliers, Untermann entered the industry at an early age and has held positions spanning food and beverage, valet, front office, concierge and rooms. He also serves on the Forbes Travel Guide Standards Advisory Committee.
Viceroy Park Avenue marks a significant milestone in Viceroy’s global growth and return to New York City. The hotel joins a growing portfolio that includes the forthcoming The Observatory, A Viceroy Resort in Sun Valley, Idaho, along with hotel and residential projects in Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico and the Hudson Valley.
Recent milestones include the opening of Viceroy at Ombria Algarve in Portugal, a robust renovation at Viceroy Los Cabos and the launch of Viceroy Residences Brickell, as well as a partnership with African Bush Camps on three luxury safari lodges in Botswana and Zambia.
