Mortenson Development (MDI) has closed on construction financing for a new dual-brand AC Hotel and Residence Inn by Marriott adjacent to the Las Vegas Convention Center. Groundbreaking is scheduled for June 15, with completion anticipated in Summer 2028.
The 233,330-square-foot development will include 397 guest rooms — 237 AC Hotel rooms and 160 Residence Inn suites — offering short-stay and extended-stay accommodations for convention attendees, business travelers, long-stay guests and leisure visitors.
“Las Vegas continues to be one of the most dynamic hospitality and convention markets in the country,” said Nate Gundrum, VP of development of Mortenson. “This project reflects our confidence in the long-term strength of the Convention Center corridor and the continued demand for flexible, high-quality hotel options that serve convention attendees, leisure travelers and extended-stay guests. By bringing AC Hotel and Residence Inn together under one roof, we’re creating a property designed for how people travel to Las Vegas today and where the market is headed.”
Designed by PK Architects of Tempe, Ariz., with interiors by Denver-based Wild Muse Interiors, the property will include flexible meeting and event space, a fitness center, coffee bar and retail market, a dedicated Residence Inn lounge with complimentary breakfast, and a rooftop pool deck with patio, bar and AC Hotel lounge offering Las Vegas skyline views.
Mortenson serves as both developer and builder on the project. The company has an established track record delivering hospitality and large-scale commercial developments across the U.S.
