Briefs: Westin Annapolis sells; The Loren breaks ground at Turks & Caicos

NEW OWNERS FOR WESTIN ANNAPOLIS: District Hospitality Partners, a privately-held hospitality investment company, has acquired the 225-room Westin Annapolis. Terms of the transaction were not disclosed. Located in Annapolis, Md., the hotel underwent a complete renovation in 2020, which saw enhancements to its rooms and bathrooms. District Hospitality will renovate the bar, lobby and restaurant. The hotel offers 13 event areas totaling more than 19,000 square feet, including two kitchens, an indoor pool and a fitness center. HEI Hotels & Resorts will continue to manage the property. Eastdil Secured served as the debt placement advisor, with Wells Fargo providing the financing for the transaction.

THE LOREN BREAKS GROUND AT TURKS & CAICOS: The Loren Group, the hotel and residences brand, has broken ground on The Loren at Turtle Cove in Turks & Caicos. The hotel will join the brand’s two other properties — The Loren at Pink Beach in Bermuda and The Loren at Lady Bird Lake in Austin. Located on a private cove on Grace Bay, the property is set to open in 2026. The hotel will have six private beachfront villas, 25 condominium units and 33 suites with ocean views. The property will also feature a pool, a fitness center, a spa, a private beach club, a restaurant, tennis courts, a kid’s club and a private marina with 32 boat slips. The property is being designed and developed by Sardis Development, with Olympic Construction LTD serving as the general contractor. Rhode: Partners is the design partner, while Linx Industries is the investment partner. The Loren Hotel Group is working on more developments in Europe, Miami, Park City (Utah) and other destinations in the U.S.

US PERFORMANCE SLIPS: Hotel performance in the U.S. dipped from the previous week and showed weaker YOY comparisons, pulled by constricted business travel during the Fourth of July, according to STR’s data through July 8.

  • ADR: $155.81 (+1.2%)
  • RevPAR: $96.36 (-1.2%)

Among the top 25 markets, New York City posted the highest YOY occupancy increase (+11.4% to 77.3%). Denver saw the largest ADR gain (+8.6% to $156.14). The steepest RevPAR declines were seen in Atlanta (-19.3% to $64.74) and Minneapolis (-18.8% to $61.57).

THE RITZ-CARLTON OPENS IN FUKUOKA: The Ritz-Carlton, part of Marriott Bonvoy’s portfolio of 31 hotel brands, has opened The Ritz-Carlton, Fukuoka on the island of Kyushu in Japan. The luxury hotel is located within the 364-foot main tower of Fukuoka Daimyo Garden City. The hotel occupies the top nine floors of the 25-story glass tower, designed by Kume Sekkei of Tokyo. The hotel’s interiors were led by Melbourne-based Layan Architects + Designers. The hotel has 167 rooms, including 20 suites, on the 19th to 23rd floors and The Ritz-Carlton Club on the 24th floor. The hotel includes four dining venues, two bars, a spa with an indoor pool overlooking the bay, a gym, a kid’s program, two banquet spaces (the 1,100-square-foot Ritz-Carlton Studio and the 3,600-square-foot Ritz-Carlton Ballroom) and a chapel. Currently, The Ritz-Carton operates more than 110 hotels across 35 countries.

HILTON GARDEN INN TO THE DOMINICAN REPUBLIC: Hilton has debuted its Hilton Garden Inn brand in the Dominican Republic with the opening of Hilton Garden Inn La Romana. The 130-room hotel overlooks Catalina Island and the Caribbean Sea. The rooms feature private balconies. The hotel has multiple dining venues, a 24-hour grab-and-go retail space, an infinity pool, 9,000 square feet of flexible meeting space with an outdoor terrace and a 24-hour gym. Hilton Garden Inn has over 970 hotels in 57 countries and Hilton’s biggest pipeline in the Caribbean and Latin America. Currently, Hilton has around 30 hotels and resorts across the Caribbean and aims to double its portfolio in the region with a pipeline of 30 hotels in various stages of construction.
