Briefs: U.S. performance improves; Vignette Collection debuts in the U.K.

U.S. PERFORMANCE UPDATE: Hotel performance in the U.S. improved from last week and YOY comparisons reflected the positive side of the Easter calendar shift, as per STR’s data through April 15.

  • Occupancy: 64.2% (+3.7%)
  • ADR: $155.33 (+4.7%)
  • RevPAR: $99.67 (+8.6%)

Among the top 25 Markets, Minneapolis posted the highest YOY increase in occupancy (+17.4% to 54.5%). Washington, D.C., showed the most substantial ADR (+22.5% to $200.99) and RevPAR (+38.1% to $146.73) growth YOY. The steepest RevPAR declines were seen in San Francisco (-22.3% to $114.41) and Miami (-14.2% to $189.9).

VIGNETTE COLLECTION DEBUTS IN THE U.K.:  IHG Hotels & Resorts has partnered with Molo Hotels to launch its Vignette Collection in the U.K. with the signing of The Halyard at Ropewalks Liverpool, Vignette Collection. Slated to open later this year under a franchise agreement with Molo Hotels, the 133-key hotel located in Liverpool will be operated by Lighthouse Hotel Management. The hotel will include a restaurant, an on-site gym, conferencing areas and a rooftop terrace. This signing joins a series of signings for the brand in Europe, including in Germany, Hungary and Portugal. Over the next 10 years, Vignette Collection expects to add over 100 properties globally. Currently, IHG has 356 hotels operating under eight brands across the U.K. and Ireland and 21 more in the pipeline.

THE PELL OPENS IN RHODE ISLAND: Hyatt Hotels Corp. has opened The Pell, a new boutique hotel under the JdV by Hyatt brand, following a $9 million renovation. Managed by Highgate, the hotel is located on Rhode Island’s Aquidneck Island. The hotel offers 127 rooms and suites, a signature restaurant, 1,250 square feet of customizable event space and a business center. Initially built in 1989, the owners engaged architecture and design companies A4 Architecture and Stoa Design Collective to transform the rooms and public spaces.

ZOKU HOTEL IN PARIS: Zoku, the new hotel chain, has added its fourth location in Paris. Located in the 17th arrondissement, Zoku Paris consists of private apartment-style lofts and rooftop social spaces. Spread over the top three floors of the Stream Building, the mixed-use building will feature 109 lofts, a rooftop restaurant and bar, co-working spaces and a rooftop farm. The hotel’s interiors have been designed by the architecture and design firm, Concrete. Zoku has three other hotels in Amsterdam, Vienna and Copenhagen.

HOLIDAY INN EXPRESS TO SAUDI ARABIA: IHG Hotels & Resorts has signed a management agreement with Riyadh-based Al Woroud Real Estate to launch the Holiday Inn Express brand in Saudi Arabia. Holiday Inn Express is expected to open in 2026 in Riyadh’s Olaya district as part of the agreement. The newly-built, 200-room hotel will include two meeting rooms, a pool and a gym. IHG’s largest and fastest-growing hotel brand, Holiday Inn Express, currently has over 3,000 hotels worldwide. IHG currently operates 37 hotels under five brands in Saudi Arabia, with 31 more in the development pipeline and scheduled to open in the next three to five years.
