Briefs: Six Senses hotel, residences in Austrian Alps; RESET’s inaugural hotel

SIX SENSES HOTEL, RESIDENCES IN AUSTRIAN ALPS: Six Senses has announced an alpine retreat in the Kitzbühel region in Austria. Open all year round, the Six Senses Kitzbühel Alps will offer 77 guestrooms and private residences, including 30 apartments and 10 villas. Residences will include two- to seven-bedroom apartments and villas with high ceilings and open living spaces that lead to oversized balconies and terraces. The residences will have a holiday home permit, allowing owners to have complete freedom on how they use their homes and permit non-EU citizens to purchase Austrian properties. Located amid a national park in the largest protected wildlife reserve of the Alps, the property will have ski-in and ski-out facilities. The property will also have a spa and wellness amenities. The property’s interiors will be designed by Martin Brudnizki, while IAW will lead architecture. The project is owned by Michael Staininger and is expected to open by the end of 2025.

RESET BREAKS GROUND ON INAUGURAL HOTEL: RESET, a new hotel brand, has broken ground on its inaugural property in Joshua Tree, Calif. The brand has been co-founded by Ben Uyeda, who has selected Sightline Hospitality as the property’s operating partner. RESET Hotel, Joshua Tree will be the brand’s flagship hotel and offer 65 rooms, including 25 suites. Located across 180 acres of commercially zoned desert land adjacent to the Joshua Tree National Park, the RESET team has collaborated with the city of 29 Palms to develop the project and get it entitled and permitted. The property has been designed by Uyeda, who is also an architect and designer. The project integrates steel frame modular construction techniques with a contemporary and minimalist design plan. Each room will feature a private patio with panoramic mountain vistas and private fireplaces. Amenities include a pool and a terrace garden.

U.S. PERFORMANCE UPDATE: U.S. saw mixed hotel performance YOY comparisons, according to CoStar’s data through November 18.

  • ADR: $156.47 (+7%)
  • RevPAR: $97.61 (+6.3%)

Among the top 25 markets, Boston had the highest YOY occupancy gains (+11% to 77.2%). Driven by the Formula 1 Las Vegas Grand Prix, Las Vegas recorded the largest increases in ADR (+81.9% to $350.57) and RevPAR (+58.9% to $249.29). Despite the event, the market posted the steepest occupancy decline (-12.7% to 71.1%). The steepest RevPAR declines were witnessed in Tampa (-10.4% to $100.58) and San Diego (-8.1% to $128.12).

IHG GROWS MALAYSIA PRESENCE: IHG Hotels & Resorts has partnered with Taipei-based Zhancheng Tourism Development, a subsidiary of Sinyi Realty Inc., to announce the InterContinental Sabah Kota Kinabalu Resort. The eco-friendly, beachfront resort is located in Kota Kinabalu, capital of Sabah state, in northern Borneo and marks the expansion of IHG’s Luxury & Lifestyle portfolio in Malaysia. Slated to open in 2027, the resort will implement environmentally friendly practices in its design, construction and operations, with all the rooms, suites and villas featuring a “back to nature” theme. The hotel will have natural ventilation and shading along with recycled water through a rainwater filtration system. Local goods and materials will be prioritized, with an onsite garden and the use of low-carbon materials from the surrounding areas. The hotel will offer a 600-meter-long beach, four dining venues, 2,400 square meters of event space, including 11 meeting rooms, three outdoor pools, a fitness center, a kids club, a spa and a Club InterContinental Lounge. The hotel will be the IHG’s third property in Kota Kinabalu, joining the Holiday Inn Express Kota Kinabalu City Centre and the upcoming Crowne Plaza Kota Kinabalu Waterfront. IHG has seven hotels under three brands in Malaysia and aims to triple its portfolio to 18 properties under six brands in the next five years.

FOUR POINTS BY SHERATON TO BUDAPEST: Four Points by Sheraton has opened its first hotel in Budapest with the opening of Four Points by Sheraton Budapest Danube, following the summer trial. Located along the banks of the Danube, the hotel features 105 rooms and a rooftop bar on the ninth floor, offering panoramic views. The hotel is operated by Accent Hotel Management. The hotel is located within the Duna Pearl real estate complex, which consists of residential and commercial spaces.
