Briefs: Four Seasons brings residences to Florida; Travelodge doubles Spain presence

FOUR SEASONS RESIDENCES IN FLORIDA: Four Seasons is bringing its luxury residences to Florida and has partnered with real estate development firms CMC Group and Fort Partners to announce Four Seasons Private Residences Coconut Grove. Located in Miami, this marks Four Seasons’ first standalone offering in Florida. The property will feature 70 homes ranging from two- to four-bedroom units, including four penthouses. The 20-story building will offer ocean views overlooking Biscayne Bay. The homes will have nearly 11-foot ceilings with open floor plans. Each residence will be accessed through private elevator. Michele Bönan will lead the property’s interiors, while Florida-based Luis Revuelta will design the architecture. Amenities include a restaurant, library, fitness center and yoga room, spa, children’s area, event room and a pool deck. Residents can also avail benefits of Four Seasons service, such as a director of residences, housekeeping, concierge, butler services, valet, in-residence dining and more.

TRAVELODGE DOUBLES PRESENCE IN SPAIN: Travelodge, the U.K.-based budget hotel brand, is acquiring six hotels in Spain from Louvre Hotels Group. Together, the six properties will add 773 rooms to Travelodge’s portfolio, which currently comprises nearly 600 hotels. The six hotels operate under the Campanile flag, with five acquired on a freehold basis and one to be purchased on a long leasehold. Acquired by Spanish subsidiaries held within the Travelodge OpCo Group, the properties are located in Alicante, Barcelona, Madrid, Malaga and Murcia and adds to Travelodge’s existing six hotels in Spain. Property holding group, Travelodge PropCo Group, was created in January to purchase 66 freehold and long leasehold properties in the U.K., held by T&L Holdco Ltd.

TRANSIENT OCCUPANCY RISES IN CANADA: Canada’s hotel industry saw a slight increase in transient occupancy, following four consecutive months of YOY declines, according to CoStar’s March data. Transient includes rooms sold to guests or groups occupying less than 10 rooms per night, according to CoStar.

  • ADR: CA$185.23 (+3.9%)
  • RevPAR: CA$112.99 (+1.7%)

Group demand, however, fell YOY, partly due to a calendar shift with corporate events staying away from Easter and the March break. The segment continue to recover from the drop-off during the pandemic, with some months showing stagnating improvement. Overall, Canada’s hotel occupancy was a downward trajectory in March, with some markets recording double-digit declines. Room rates, however, were on a positive path.

GHA CELEBRATES 20TH BIRTHDAY: The Global Hotel Alliance (GHA), including founding member Kempinski Hotels, celebrated its 20th birthday at the Hotel Adlon Kempinski Berlin. The customer loyalty program was launched 20 years ago and created along the airline alliance model, with the aim to help independent hotel brands compete with the major global players and be less dependent on high-cost third parties for distribution. Most of GHA’s 800 hotels are owner operated, with the alliance providing them the tools, technology and marketing reach. GHA has expanded to include 40 brands with 200 hotels across 100 countries. In the first quarter, GHA added The Lore Group and Cheval Collection as its latest members. All member brands and hotels are unified under the GHA Discovery loyalty program, which delivered $2.3 billion in total revenue and 10 million room nights in 2023.

CRESTLINE ADDS TO MANAGEMENT PORTFOLIO: Crestline Hotels & Resorts LLC has been selected to manage the 248-room Kimpton Alton Fisherman’s Wharf, San Francisco. The luxury hotel includes ABACA, the Filipino-Californian restaurant. The hotel also features around 1,000 square feet of meeting space, in-room spa services, valet parking and Kimpton Social. Founded in 2000, Crestline currently manages 127 hotels and conference centers totaling 17,800 rooms across 29 states and the District of Columbia.
