Bob W signs its largest property to date here

Hospitality operator Bob W has signed a long-term lease for a 285-unit aparthotel at Berlin’s Alexanderplatz, its largest property to date.

Bob W Berlin Alexanderplatz will occupy 9,722 sq m at Karl-Liebknecht-Strasse 33, a former office building being converted for hospitality use by European real estate company and property owner Aroundtown.

The property will comprise 285 fully equipped studios, each with a private kitchen, alongside co-working space, a lobby lounge, luggage storage, shared kitchen, laundry facilities, a tech-powered guest shop and car and bicycle parking.

Bob W currently operates in 12 countries, with its contracted footprint set to reach at least 18 by the end of 2028. It is expanding across Southern Europe, including Spain, Italy and Portugal, while targeting opportunities in Benelux and Eastern Europe.

“Alexanderplatz is a significant project for us, not just because it will be our largest property, but because it shows how far Bob W’s real estate proposition has developed,” said Philip Grace, chief development officer of Bob W. “It also builds on our successful work with Aroundtown, who have demonstrated their ability to adapt buildings to the requirements of our operating model and support our continued growth. We’ve built a model that can work across markets and building types, and we are now increasingly able to take on larger and more complex assets while retaining the lean operating structure that sits at the heart of Bob W.”

“The location directly at Alexanderplatz provides ideal conditions for a modern Aparthotel concept,” said Benjamin Albrecht, head of space conversion of Aroundtown. “This project also demonstrates the potential that can be unlocked in office buildings. The conversion will create an attractive offering that meets the needs of a wide range of travellers while also strengthening the property’s long-term potential.

In 2026, new keys opened increased by 34% year on year, while Bob W signed 1.5 times as many deals as in 2025 across its European footprint.
