Waldorf Astoria resort and residences coming to Utah’s Deer Valley

New York-based Extell Development Company and Hilton have announced the signing of a management agreement for the Waldorf Astoria Deer Valley Resort and Residences, a ski-in ski-out property in Deer Valley East Village, Park City, Utah, expected to open in 2028.

The project will be located adjacent to Deer Valley’s longest ski run, the Green Monster, and will be integrated into the broader expansion of the resort’s terrain and infrastructure.

Waldorf Astoria Deer Valley Resort and Residences will include 132 hotel keys and 105 branded residences distributed across two towers, ranging from one to six bedrooms and 1,099 and 5,155 square feet. The development will include 56 hotel residences located above the hotel and 49 private residences in a standalone Waldorf Astoria Residences Deer Valley tower. Architectural design is being led by Kohn Pedersen Fox and interior design by AvroKO.

“Deer Valley East Village is the culmination of world-class luxury partners committed to delivering exceptional ski experiences. The addition of a Waldorf Astoria resort and residences builds upon that vision and marries the best of the real estate and hospitality worlds,” said Gary Barnett, founder and chairman, Extell Development Company. “With globally recognized brands such as Waldorf Astoria and Four Seasons joining an extraordinary collection of hospitality, retail, recreation, and residential offerings, the Village is poised to become the crown jewel of North American ski resorts.”

“The signing of Waldorf Astoria Deer Valley Resort and Residences marks a major milestone in Hilton’s growing luxury portfolio across the Americas,” said Kara Randall, VP, North America luxury and mixed-use development, Hilton. “We’re proud to partner with visionary owners to introduce this ski-in, ski-out resort to Deer Valley East Village, complementing the upcoming Canopy by Hilton at Deer Valley, which is expected to open this year. This Waldorf Astoria resort will further enhance Hilton’s diverse offerings in Utah, where more than 70 properties are already welcoming travelers.”

Amenities planned for the property include a 15,000-square-foot spa, fitness centers, ski valet and concierge services, pools, meeting and event space, restaurants, bars, lounges and resident-focused facilities. Construction on the site began in May 2025.

“We are pleased to welcome Waldorf Astoria Deer Valley Resort and Residences to our global estate of legendary destinations,” said Dino Michael, SVP and global category head, Hilton Luxury Brands. “Mountain destinations have always held a special emotional power, and Waldorf Astoria Deer Valley allows us to interpret that through the lens of one of the world’s most iconic luxury brands. This is a place designed around arrival, belonging, and connection to the landscape, where ski-in, ski-out access is paired with deeply considered design and service. It is a luxury that feels natural, immersive, and enduring.”

The Waldorf Astoria project is the second Hilton property announced for Deer Valley East Village. A Canopy by Hilton hotel is expected to open this summer, and both properties will participate in Hilton Honors.
