Vertical construction has begun at Six Senses Xala, the hotel and branded residences located within the Xala community on Mexico’s Pacific coast. The project is situated in Costalegre within a 3,000-acre coastal site and will mark the first Six Senses property in Mexico. According to the project timeline, the hotel is scheduled to open in March 2028.
The Six Senses Xala hotel will comprise 51 suites. Design work for the hotel has been completed under the direction of Xala co-founding partner Juan Bremer in collaboration with Combeau Architects. With design finalized and early site work completed, construction activity has now progressed vertically.
Alongside the hotel, the development includes branded residences. Six Senses Xala will feature 36 oceanfront homes planned as single-story structures. The residences are set within a low-density framework where less than 20 percent of the land will be developed. Each home occupies a 3.7-acre lot with up to 190 feet of beachfront. The architectural approach emphasizes integration with the surrounding landscape and reflects the topography of the Costalegre region. During the first phase of sales, ten of the first twelve residences were sold.

Six Senses Xala forms part of IHG Hotels & Resorts’ luxury and lifestyle portfolio. The brand applies a development approach centered on wellness, sustainability, and guest experiences designed to encourage reconnection with place and environment. These principles have informed planning for the hotel and residential components at Xala.
Planned amenities at Six Senses Xala include indoor and outdoor fitness facilities, a Six Senses Spa, wellness spaces and dining concepts aligned with the brand’s Eat With Six Senses philosophy. The development also incorporates an Alchemy Bar focused on regional ingredients and locally inspired treatments.
The wider Xala community spans more than 3,000 acres and includes natural features such as long stretches of undeveloped beachfront, two estuaries and four mountains with designated viewpoints. Planned community amenities include over 20 miles of mountain biking and hiking trails, 77 Rancho Estates, three beach clubs, a surf club, a farm-to-fork restaurant, a wine and spirits club, an equestrian center and a turtle conservation camp. The Costalegre airport is expected to begin local operations in 2026, supporting access to the area.
Environmental and community initiatives are overseen by The Xala Foundation through its Sierra a Mar program. Activities include education programs, women-led entrepreneurship, sustainable fishing initiatives and the protection and restoration of 100 kilometers of coastline.
