SH Hotels & Resorts, an affiliate of private investment company Starwood Capital Group, has commenced a major global expansion of its portfolio, which spans four continents and 13 countries. The hotel management company, founded by Barry Sternlicht, has more than 30 hotels and branded residential developments open and in the pipeline, along with several deals in the LOI stage.
The company currently operates three brands — 1 Hotels, a nature-inspired lifestyle brand; Baccarat Hotels & Resorts, a luxury brand; and Treehouse Hotels.
SH Hotels’ expansion strategy not only aims to expand its footprint but also allows the company to expose more people to its mission, said Sternlicht. “In 1 Hotels, it’s about fusing sustainable luxury with the restorative power of nature. At Baccarat Hotels, we combine timeless elegance with modern sophistication. And in Treehouse Hotels, we ignite the imagination with whimsical charm and playful design. Each new property is a step forward in our journey to redefine what luxury means today and for future generations.”
SH Hotels’ existing properties — including flagship locations such as 1 Hotel Hanalei Bay in Kauai, Baccarat Hotel & Residences New York and Treehouse London — have set the stage for the global expansion. The company plans to convert historic buildings in Europe and open projects in the Middle East, the U.S., Mexico and across the Asia Pacific region.
The expansion will be through both newly built properties as well as transformations of existing hotels. A key feature of the expansion is SH Hotels’ venture into branded residences. All the brands, particularly 1 Hotels and Baccarat, will focus on destination resorts. SH Hotels will also focus on wellness, with each new property providing holistic experiences.
1 HOTELS
1 Hotels was launched in 2015 as a mission-driven lifestyle brand inspired by nature. The brand blends biophilic design and sustainable practices with a premium service and comfort level. In 2023, 1 Hotels opened two flagship hotels — Hawaii’s 1 Hotel Hanalei Bay in Kauai and 1 Hotel Mayfair in London.
Here are some of the upcoming hotels under the brand:
- 1 Hotel & Homes Melbourne: Situated on the Yarra River, this waterfront hotel is expected to open in 2025 and features 277 keys, 114 homes, and a wellness center.
- 1 Hotel Copenhagen: Slated to open in 2025 with 288 keys.
- 1 Hotel Seattle: Set to open in 2025.
- 1 Hotel Austin: When it opens in 2026, this 252-key hotel will be the tallest tower in Texas.
- 1 Hotel & Homes Elounda Hills, Crete: Slated to open in 2026 and feature 143 keys and 178 residences.
- 1 Hotel Paris: Bringing sustainable luxury to Paris, this 140-key property will open in 2027 and integrate biophilia within a Kengo Kuma-designed structure set along the Seine River facing the Great National Library of France.
- 1 Hotel & Homes San Miguel de Allende: With 105 keys and 40 residences, this property will open in 2027.
- 1 Hotel Cabo: Scheduled to open in 2027, this 133-key retreat with 55 residences will offer direct access to Cabo’s only year-round swimmable beach and views of Land’s End.
- 1 Hotel Diriyah, Riyadh: Debuting in the Middle East, this hotel will open in 2027 and offer guests a sustainable experience in Diriyah, Saudi Arabia.
BACCARAT HOTELSÂ
Aimed at offering an uber-luxurious experience, Baccarat Hotels opened its first flagship property — Baccarat Hotel New York — in 2015, combining Parisian chic with New York’s energy.
Some of the Baccarat properties set to open in the next few years are:
- Baccarat Hotel Rome: This 87-key property will merge the city’s rich history with Baccarat’s signature style when it opens in 2025.
- Baccarat Hotel Florence: This 75-key hotel will offer guests a taste of Tuscan sophistication in a historic setting and is slated to open in 2026.
- Baccarat Hotel & Residences Dubai: The property will feature 144 keys and 49 residences and open in 2026.
- Baccarat Residences Brickell, Miami: Offering 360 residences, the project will be located within the city and open in 2027.
- Baccarat Hotel & Residences Diriyah, Riyadh: Situated in a prominent location within Diriyah, this Najdi-inspired hotel and residences will open in 2027.
TREEHOUSE HOTELS
Treehouse Hotels is inspired by a child’s treehouse and aims to offer a playful escape with eco-friendly touches. The brand opened its first hotel, Treehouse London, in 2019.
Some of the notable upcoming openings include:
- Treehouse Sunnyvale: With 254 keys, this Silicon Valley destination will open later this year.
- Treehouse Manchester: An existing 14-story riverfront hotel will be revitalized to open later this year with 224 keys.
- Treehouse Brickell, Miami: Slated to open in 2026, this hotel will offer 191 rooms with views of the Miami skyline.
- Treehouse Adelaide: The 248-key hotel is expected to open in 2027.
- Treehouse Diriyah, Riyadh: This urban oasis is scheduled to open in 2028.
