Kerzner International has launched sales for One&Only Private Homes in Fiji, an ultra-luxury residential offering set within a private island sanctuary in the Yasawa Islands. The project is developed in partnership with BSP Life Fiji and is scheduled to open in 2029.
The development marks One&Only’s first project in the South Pacific. It is located along Balawi Beach and spans 127 acres on Nacula Island, a site reachable in 30 minutes by seaplane or a two-hour speedboat journey from Nadi.
The masterplan was designed by ELASTIC Architects and follows the island’s natural terrain and existing tree clusters. The design incorporates local materials and construction techniques.
The development includes a collection of 22 private residences integrated into the resort. The homes range from three to five bedrooms and are designed for indoor-outdoor living. Each residence includes a private pool, a terrace and panoramic views. Interiors include bedrooms, bathrooms, chef’s kitchens and layouts intended to accommodate multigenerational living.

Owners will have access to the broader One&Only resort, which includes an arrival lounge, a library, the Lobby Bar and the NEO Boutique. The resort offers four dining concepts. Additional amenities include a spa, pools, a yoga and meditation pavilion, a beach club and Club One, a multi-sport facility with football, tennis, basketball, pickleball and padel courts and an indoor-outdoor fitness studio. The resort also includes KidsOnly and One Tribe clubs for younger residents.
Ownership benefits include priority access to resort restaurants and experiences, preferred rates across One&Only and Kerzner properties and benefits extended to friends and family. A home management program will cover administration, maintenance and optional rental management. Owners may also participate in a rental program and a homeowner exchange network across the One&Only portfolio.
The Fiji development adds to One&Only Private Homes’ existing portfolio in Mauritius, Mexico, Greece, Montenegro and the United States, with additional projects underway in Antigua, New York, Saudi Arabia and Courchevel.
