Driftwood Capital has completed an $11-million renovation of the Marriott Raleigh-Durham Research Triangle Park, a 226-key full-service hotel located in Durham, N.C. The renovation was announced on Dec. 30, 2025, and represents a continued investment in the Raleigh-Durham hospitality market. Driftwood Hospitality Management, a sister company of Driftwood Capital, will continue to manage the property.
“We are excited to announce the completion of an impactful $11 million renovation of the Marriott RTP,” said Martin Pinsker, VP of Investments at Driftwood Capital. “In partnership with Hospitality Project Advisors, LLC (“HPA”), another sister company of Driftwood Capital, the project included a full refresh of the guestrooms, the addition of an M Club lounge, the conversion of the pool into an expanded meeting space, and an upgraded fitness center. We also modernized the hotel’s HVAC system, transitioning from PTAC to VTAC units.”Â
The hotel is located at 4700 Guardian Drive in the heart of Research Triangle Park and is situated near corporate offices, universities, transit routes and retail and dining options. The property is approximately five minutes from Interstate 40 and serves companies based in the park, including Fidelity Investments, Toshiba, Dell Technologies and IBM. Duke University, the University of North Carolina at Chapel Hill and North Carolina State University are also nearby. Raleigh-Durham International Airport is located a short drive from the hotel.

Following the renovation, the Marriott Raleigh-Durham Research Triangle Park is positioned to support business travel, meetings and conferences while continuing to serve both business and leisure guests.
