Briefs: Avani Hotels to launch in Greater China; Marriott breaks ground in Georgia

AVANI HOTELS TO DEBUT IN GREATER CHINA: Minor Hotels and Funyard Minor JV Co., its joint venture partner in China, will launch the Avani Hotels & Resorts brand in Greater China. Situated in a protected national forest area in Guangdong Province, Avani Huajian Xinyi Guangdong Resort and Avani+ Xinyi Guangdong Resort are expected to open in the first half of this year. Located in the foothills of the Shuanghe Village, Avani Huajian Xinyi Guangdong Resort will offer 86 rooms and suites, an all-day dining restaurant, a gym and an infinity sky pool. The hotel will include nature-inspired indoor and outdoor spaces and themed kids’ rooms. Surrounded by a bamboo forest, Avani+ Xinyi Guangdong Resort sits atop the Ma’an Village. The property features 96 rooms and suites, many with private balconies and pools, along with an all-day dining restaurant, an infinity pool, a bar, a gym and a kid’s club. Avani Hotels plans to expand into new destinations this year, with upcoming openings in Asia, Europe, the Seychelles and South and Central America.

MARRIOTT HOTEL BREAKS GROUND IN PERRY, GA.: Retreat Hotels & Resorts, the Georgia Agricultural Exposition Authority and the City of Perry, Ga., have broken ground on a dual-branded hotel on the Georgia National Fairgrounds & Agricenter in Perry. The TownePlace Suites/ Fairfield by Marriott hotel is slated to open in the summer of 2025. The 129-key hotel will feature two brands under the same roof — 66 TownePlace Suites keys and 63 Fairfield by Marriott rooms. The hotel will offer a restaurant, bar, swimming pool, fitness center and guest laundry. The property will connect through a corridor to the adjacent conference center, the Miller Murphy Howard Center. This will be the first Marriott-branded hotel in the Perry market and the only Marriott property within a 15-mile radius. The project is financed by WSFS Bank. Foutz Brothers Construction is the project’s general contractor, with Chamberlain Architect Services Ltd. leading the architectural design. Triple Point Engineering will provide civil engineering and Design Continuum, Inc. will design the interiors. 

U.S. PERFORMANCE UPDATE: Hotel performance in the U.S. improved from the last week, while YOY comparisons remained mixed, according to CoStar’s data through February 17.

  • ADR: $162.24 (+4.2%)
  • RevPAR: $96.10 (+1.6%)

Among the top 25 markets, Boston (+14.6% to 64.7%) and New Orleans (+14.6% to 75.7%) saw the highest lifts in occupancy. Mardi Gras drove an increase in New Orleans. Thanks to Super Bowl LVIII, Las Vegas posted the highest jumps in ADR (+76.7% to $318.88) and RevPAR (+81.4% to $257.72). Weekly occupancy was up 2.7% to 80.8%. On Sunday night, Las Vegas’ occupancy topped 80%, with ADR climbing higher than $800. Phoenix witnessed the steepest RevPAR decline (-21.6% to $173.63) due to comparison to its Super Bowl host period in 2023.

MELBOURNE’S TOLARNO HOTEL FOR SALE: Tolarno Hotel in Melbourne has been put up for sale for the first time in nearly three decades. The historic 37-room hotel was founded in 1965 by Georges and Mirka Mora and is currently owned by Jim Fagan and Bernard Corser. Located on Fitzroy Street, the hotel is known for its collection of artworks, bar and restaurant. The hotel’s sale is being managed by CBRE.

ANDAZ MAUI COMPLETES RENOVATIONS: Andaz Maui at Wailea Resort has completed the renovation in time for its 10th anniversary. The luxury beachfront property is located on Maui’s southwestern coastline along Mokapu Beach. The renovation has enhanced the resort’s 320 rooms, including 35 suites, which feature redesigned living areas with new furniture and updated lighting, along with new mattresses, headboards and televisions. The guest bathrooms have also been enhanced. Spread across 15 acres of beachfront property, the resort includes three cascading outdoor pools with ocean views and an adults-only pool near the full-service spa and salon, six dining options, a fitness center, over 13,000 square feet of indoor meeting space and more than 52,000 square feet of outdoor event space.
