Starwood Hotels plans 1 Hotel in Hudson Valley, N.Y.

Starwood Hotels has announced plans for 1 Hotel & Homes Hudson Valley, a new development located on the shores of Fifth Lake in Ulster County, N.Y. The project will include a resort and branded residences under the 1 Hotels brand.

The development is set in the foothills of the Catskills at the crossroads of Rosendale and Kingston, N.Y. The site covers 775 acres and includes orchards, caves, trails and three lakes. Fifth Lake, a spring-fed 45-acre lake, sits at the center of the property.

Residences are projected to be offered for purchase beginning in summer 2026. The resort is scheduled to open in 2028.

I’ve long wanted to create an extraordinary destination just 90 minutes from New York City, and easily accessible from Westchester and Fairfield counties.”

The property was previously home to the Williams Lake Hotel, a former Borscht Belt destination dating back to the 1920s. The site is now owned by Hudson River Valley Resorts, LLC, led by principal Richard Steele. More than 500 acres have been designated as a nature preserve.

The resort will include approximately 100 guest rooms and suites. Design and architecture are being led by ODA in collaboration with Starwood Hotels’ internal design team. DesignAgency will collaborate on food and beverage interiors.

The residential component will include cottage residences, loft-style homes and private residences reserved for owners. Some homes will offer optional participation in a rental program.

The property will include dining venues, a lakefront pavilion with a pool and bar, meeting and event space and wellness facilities with indoor and outdoor areas for fitness and spa programs. Outdoor experiences will include hiking, biking, fishing, swimming and seasonal activities across the property’s trail system, part of New York’s Empire Trail.
