Briefs: Carmel Beach Hotel’s upcoming opening; Rosewood residences in Dallas

CARMEL BEACH HOTEL’S OPENING: Carmel Beach Hotel, the hotel by Mirabel Hotel & Restaurant Group and sister property to the L’Auberge Carmel, will open this spring at Carmel-by-the-Sea, Calif. Operating like a private club, guests will get exclusive access to on-property and in-room dining, spa and fitness studio. The hotel features 26 rooms, including three suites, a spa and a dining venue — Secoya Restaurant. The interiors have been designed by Carol Padham and Phyllis Martin-Vegue, while lighting director Michael Souter worked on the hotel’s lighting.  

ROSEWOOD RESIDENCES IN DALLAS: Hong Kong-based Rosewood Hotels & Resorts has announced Rosewood Residences Turtle Creek, a standalone residential project in the Turtle Creek area in Dallas. The 17-story tower will feature 46 residences and will be developed by One Turtle Creek. The project is expected to be completed in early 2025, while sales will begin later this year. Chicago-based architect Lucien Lagrange is working on the building’s design and designer Dan Fink is working on the interiors. The accommodation units will range from 2,000 to 6,380 square feet, with the option to combine units. The property will include a pool and lounge, concierge and valet.   

US PERFORMANCE UPDATE: Hotel performance in the U.S. saw a marginal decline from last week, as per STR’s data through Feb. 4. 

  • Occupancy: 55.3% (-7.3%) 
  • ADR: $145.35 (+13.9%) 
  • RevPAR: $80.45 (+5.6%)   

Although none of the top 25 markets recorded an occupancy increase over 2019, Las Vegas came closest to its 2019 comparable (-1.4% to 78.2%). The market also reported the highest ADR (+79.5% to $221.38) and RevPAR (+76.9% to $173.20) increases over 2019, helped by Design & Construction Week 2023 and the NFL Pro Bowl Games. San Francisco (-33.6% to $136.38) and Seattle (-29.4% to $69.47) posted the steepest RevPAR declines from 2019. 

CONCORD HOSPITALITY ADDS TO PORTFOLIO: Marriott International has chosen Concord Hospitality to manage the TownePlace Suites Baltimore BWI Airport in Linthicum, Maryland. The hotel comprises 136 rooms, a fitness center, a meeting room with a capacity for 16 persons and a pool. Concord Hospitality was recognized by Marriott as one of the leading performers in Q4 2022 in ITRec in the U.S. franchise portfolio.   

HILTON MIAMI AIRPORT SELLS FOR $118M: New York-based MCR has acquired the 508-key Hilton Miami Airport Blue Lagoon in Miami. According to reports, Park Hotels & Resorts sold the property for $118 million. The seller plans to use the proceeds of the sale to pay off a $50 million revolver balance. Located south of the Miami International Airport, the 14-story hotel includes a pool and hot tub, a fitness center, a business center and 32,000 square feet of meeting space. This is MCR’s 10th property in Florida and the second hotel in the Miami Airport submarket, following the acquisition of the 135-key Hyatt Place Miami Airport East in December 2022.
